A whollly-owned subsidiary of The Ramkota Companies, Inc., U.S. Hotel and Resort Management, Inc. is the general partner of limited partnerships that own hotels or hold concession agreements involving lodging, food and beverage, and related resort activities.

U.S. Hotel and Resort Management, Inc. provides capital as well as the corporate office technology backbone to enable our properties to operate efficiently and to realize the economy of scale.  By providing capital, each property can be situated for success and a very favorable guest response.  Through an affiliate, Regency Hotel Management, LLC, the properties are professionally managed by a seasoned management team.  The ability to bring in a "green" emphasis, real estate tax review, benefits, human resources and capital expenditure management allows the properties to have the benefits of a large organization while remaining focused on their individual property.

Our goal is for each property to be successful while providing a superior experience for our guests.  We want to have long-term success and, as such, our mantra is property first, partners second.  Through this plan of property success first/partner success second, we have been able to deliver favorable returns averaging in excess of 20% per year - such that our partners want to invest in new opportunities when they are available.

At U.S. Hotel and Resort Management, Inc., we realize everything we do has a lasting effect on the environment in which we operate.  Therefore, we're making a conscious effort to decrease the footprint we leave behind.  This is nowhere more evident than at Custer State Park in the Black Hills of South Dakota.  We were named the concessionaire of the resort operations in the park in 2007 and, since then, have implemented a multifaceted green program to ensure we leave the park in the same pristine condition in which we found it.  A few of our ongoing projects we've implemented and continue to work on include:

  • Replacing all of our light bulbs with the more efficient CFL light bulbs.  These fluorescent bulbs use less electricity and last much longer than conventional bulbs.
  • Installing special "ecomode" thermostats in the rooms at the new Creekside Lodge. These thermostats give guests the option to activate motion sensing devices on the doors to detect when the room is occupied and to adjust the temperature accordingly.  This reduces the amount of electricity that is wasted when a guest is out of the room.
  • Providing carpooling opportunities in the area for employee grocery shopping, banking, and entertainment.  It's a win-win situation as we're providing a benefit to our employees while reducing our carbon footprint.
  • Replacing outdated water fixtures with new, low flow fixtures that reduce water consumption.
  • Providing guests the option to reuse their towels and linens during multiple night stays, which cuts down on the amount of laundry we do and water we use.
  • Implementing Ecolab's EcoLogic line of cleaning and laundry supplies.  The EcoLogic line is Green Seal Certified, and is biodegradable and nontoxic for both humans and aquatic life when diluted for use.
  • Implementing a recycling program, including placing bins in public areas and in all guestrooms.
  • Eliminating Sytrofoam in all of our lodges, electing instead to use recyclable paper products with post consumer content.
  • Providing facial tissue, toilet tissue and papaer towels that meet the recommendations for recycled content set for by the EPA.
  • Implementing a new line of amenities for our guests that feature biodegradable products contained in packaging that is both recycled and recyclable once used.
  • Donating replaced furniture to the Shannon County School District in the Pine Ridge Indian Reservation.  This reduced the amount of waste going to the landfill while benefiting a neighboring community.

The first partnership was formed to acquire a high-rise hotel in downtown Bismarck, ND, and that partnership later expanded to acquire a second hotel in Bismarck.  In similar fashion, partnerships were formed to acquire hotels in Casper, WY; Fayetteville, AR; Tulsa, OK; Plymouth, MN, which was expanded to acquire a resort in Alexandria, MN; Traverse City, MI; Carefree, AZ; Fargo, ND; and Muncie, IN.  Most recently, a partnership was formed to be the concessionaire for Custer State Park in South Dakota.  U.S. Hotel and Resort Management, Inc. has access to both equity and debt capital to better position the properties for success.
